ADUs, Starting With the Property
Millcreek ADU Co. exists to answer one question well: what can you legally and practically build on your property, and what will it cost?
Why an ADU company, and why start with the property
Accessory dwelling units sit in an awkward spot. They are small enough that homeowners expect them to be simple, and complicated enough that they rarely are. A small detached unit still needs its own foundation, roof, utilities, egress and inspections. A basement apartment still needs a separate entrance, fire separation and light. And every city in Salt Lake County writes its own rules about where ADUs can go, how big they can be and who can live in them.
Most of the disappointment around ADUs comes from learning those limits too late: after paying for plans, or after a contractor has quoted a unit the lot cannot hold. So we reverse the usual order. We look at the property, the rules and the utilities first, then design something that fits.
How we work
Five things we hold to
These shape every conversation, from the first phone call to the final inspection.
- Property-first planningZoning, setbacks, lot size, access, parking and utilities are checked before design, so plans are drawn for what the property can actually support.
- Thoughtful designAn ADU has no spare square footage. Layout, light, privacy and storage get real attention, and the exterior is designed to sit comfortably next to the main house.
- Understanding cost driversWe explain what moves an ADU budget on your property, such as foundation, utility runs, access and finishes, before you commit, not after construction starts.
- Organized project managementDesign, engineering, permits, utility providers, trades and inspections are coordinated as one sequence, with clear decisions at each step.
- Helping you understand your optionsDetached or internal, new build or conversion, rental or family: we lay out the trade-offs plainly, including when an ADU is not the right answer.
Only ADUs
Accessory dwelling units are the whole focus of this company: detached backyard units, attached units, garage conversions, units above garages, basement and internal ADUs, and ADUs designed for parents or for several generations of one family.
That focus is what lets us go deep on the questions that matter for ADUs specifically, like how a sewer line reaches the back of a lot, how fire separation works between two dwellings under one roof, and how each city handles owner occupancy and short-term rentals.
Who builds your ADU
Millcreek ADU Co. projects are built by Valley Brothers, a general contractor based in Bountiful that also works across Salt Lake County.
You will know from the first conversation who is responsible for each part of your project, and whose name is on the contract and the permit.
Where we work
We are named for Millcreek and work with homeowners there and in nearby Salt Lake County cities: Holladay, Murray, Salt Lake City, South Salt Lake, Cottonwood Heights and Sandy. We do not have offices in each of those cities. What we do have is a working knowledge of how each one handles ADUs, and we check the current rules for your city on every project.
If your property is elsewhere in the county, our Salt Lake County page explains how requirements differ between cities, and you are welcome to ask.
What you will not find on this site
No invented reviews, project counts or rental income promises. The images on this site show the kinds of ADUs we plan and build, not specific completed projects. When we have real projects and real feedback from homeowners, they will be shown here with permission.
Where this site states a city rule or a state law, it links to the official source and shows the date the page was last reviewed. Rules change, so we confirm them again for your property before any decisions are made.
Curious what your lot could hold?
Tell us where the property is and what you have in mind. We will start with what it can support.
